Section 01 — The Glossary

Learn the language.

Real estate and media each have their own vocabulary. Here are the terms you'll encounter — whether you're reading a listing, booking a shoot, or reviewing a development pro forma.

Days on Market (DOM)
The number of days a property has been listed for sale on the MLS. A key indicator of listing health — high DOM signals overpricing or poor presentation.
Market Data
Absorption Rate
How fast available homes are selling in a given market. Calculated as sales per month divided by total active listings. Under 6 months supply = seller's market.
Market Data
MLS
Multiple Listing Service. The database where licensed agents share property listings. In NorCal, the primary MLS is CRMLS — California Regional MLS.
Platform
Pre-Sale
Selling units before construction is complete. The holy grail for developers — pre-sales de-risk the project by securing committed buyers before certificate of occupancy.
Development
Cap Rate
Capitalization rate. Annual net operating income divided by property value. Used by investors to evaluate return on investment independent of financing.
Investment
Entitlement
The process of obtaining government approval to develop land for a specific use. Includes zoning variances, environmental review, conditional use permits, and tentative maps.

HDR Photography
High Dynamic Range. A technique that brackets multiple exposures and blends them to capture the full range of light the human eye sees — bright windows, dark corners, all in one clean image.

Matterport / 3D Tour
A spatial camera system that creates interactive 3D walkthroughs of a property. Buyers navigate room-to-room virtually before physically visiting. Delivered as an embeddable link for MLS and web.

FAA Part 107
The FAA certification required to operate a drone commercially in the United States. All Milu Media drone operators are Part 107 certified. Required for any paid aerial photography.
